Umamma: Apartment in San Miniato

Umamma transforms an old stable into an elegant Italian apartment with a secret swimming pool, a truly unexpected place.

Book Umamma

An unconventional Tuscan retreat

Umamma is an apartment for rent located in the Tuscan town of San Miniato, halfway between Pisa and Florence, Italy.

Umamma was designed by Giovanni Settesoldi, owner and creative director in the advertising world, in collaboration with architect Gabriele Evangelisti. The building was a 16th-century palazzo, used as a stable for horses and later as a nightclub. The renovation and transformation started in 2011 and ended in 2019, about 8 years of hard work. Umamma is named after a typical Tuscan expression that encapsulates a moment of amazement or when you see something unexpected. The apartment covers an area of 230 m2, distributed over two levels. The ground floor consists of two large interconnected open spaces. The first space includes the entrance, a fully equipped kitchen, a dining room, a living room with panoramic windows overlooking the Tuscan hills, and a bedroom with an adjoining bathroom with a rainfall shower. The other space includes the master bedroom and a large bathroom which open onto a 25 m2 loggia with pebble floors. The windows can be completely opened during the warmer months, merging the indoors and outdoor landscape into one and maximising the apartement’s relationship with its natural setting. The interiors feature red brick walls that reach a thickness of 1.50 m and original arched doorways, contrasted by modern industrial-style elements such as smooth concrete floors, the black stainless steel kitchen, the steel frame windows and the glass walls. What makes the apartment “umamma” is a trap door nestled in the master bedroom, which opens with a manual crank formerly used to cut prosciutto, giving access to a hidden staircase, which leads to an “unexpected place” on the lower level; a vaulted cellar with a heated stone swimming pool, hot tub and rain shower, reminiscent of the Roman baths. Electric bikes are available free of charge.

Private chef on site, yoga classes, wine tastings, can be arranged upon request.
